GENERAL PROCESS OF RENTING

General process of Renting

Once you have all the documents in place and you have liked a property; please follow below steps to ensure you have everything in line and you get your rights

  • If renting a villa; as if there is a maintenance contract
  • If not ask who does the maintenance of property
  • A property with maintenance contract generally demands more rent.
  • NOTE – Maintenance contract generally cover few hours of labor services only & tenant has to pay for parts.
  • Issuing Security Deposit Cheque “In Name of Owner of property”
  • Check the name of owner as per “Title Deed” of apartment (If Company is managing the property)
  • Issuing Security Deposit Cheque “In Name of Management Company”
  • Check the name of owner as per “Title Deed” of apartment
  • Check the management documents between owner & managing company
  • Check the trade license of management company
  • Inspect the property for all the maintenance issues along with the Agent
  • Agent will inform property owner about maintenance list.
  • “If possible” request Agent to call owner for maintenance walk through.
  • Request Agent to send you the Draft of Tenancy Contract
  • Include in Tenancy contract as addendum “maintenance issues list” if any
  • Review the terms & condition and ensure it’s to your expectation.
  • Ensure the Agent has shown the draft to the Owner prior to meeting.
  • Sign the tenancy contract in Agents office.
  • Issue the Rental cheques in name of Owner (as per title deed)
  • Issue the cheque of Agency Commission in name of Company only.
  • Mostly the owner or his representative is present in this meeting.
  • In many cases Agency will keep the rental cheques with them & will hand them over to owner once the maintenance work is complete.
  • Ask for copies of (copy should be clear)
  • “Title Deed”
  • “Payment of Maintenance charges”.
  • Owners passport copy (ensure signature page is there)
  • DEWA Owner registration form filled by owner (Only if it’s Brand New property)
  • At this stage you can request for Owner contact details (mobile & email address)
  • Go to nearest DEWA office with
  • Original tenancy contract
  • Your passport copy with valid visa page
  • Owners passport copy with valid visa page
  • Title Deed copy (copy should be clear)
  • Deposit amount in cash (depending on the property)
  • Call DEWA on +971 4 601 9999 for exact paper requirement for your property.
  • NOTE – this is responsibility of tenant; Agent might charge you additional fee for connecting Services.
  • Go to nearest Ejari services registration center.
  • Please take with you below documents
  • Original tenancy contract
  • Your passport copy with valid visa page
  • Owners passport copy with valid visa page
  • ü Title Deed copy (copy should be clear)
  • AED 200/-

NOTE – this is responsibility of owner / tenant; Agent might charge you additional fee for assisting you in this services.

  • Request Agent to call property owner for Maintenance walk through.
  • If property is managed by agency; property owner is not required.
  • Review the maintenance points along with the owner & agent
  • If all done; great
  • If any minor issues are remaining (take a written acceptance from owner with time line to it; for any pending maintenance issues.)
  • Take the keys handover;

Real Estate Regulatory Agency “RERA”; a part of Dubai Land Department “DLD” has put down different guidelines to protect property owners, buyers, sellers, tenants and real estate agents.

Governing Body RERA is in place to make sure the property industry in Dubai remains stable and controlled.
